- GET PRE-APPROVED FOR A LOAN: After meeting with Buyers and learning your desires, needs and spending limit, JoAnn will arrange for Buyers to be pre-approved for a loan by a skilled loan officer at a lender of your choice. Once you know how much home you can afford and with a pre-approval letter issued, then JoAnn will find your perfect home within your price range. The Lender you select will explain the different financing options available and will process the paperwork when you are ready to buy. It can be helpful to meet with several lenders and obtain a Good Faith Estimate from each for comparison.

- PREPARATION FOR MAKING A LOAN APPLICATION. Avoid major purchases. In order to determine the amount of home you can afford, the lender uses your debt-to-income ratio. The ratio is the percentage of your pre-tax income that you spend on debt. Your debt ratio will include monthly housing costs, car payments, credit cards, student loans and any other installment debt. If you take on more debt right before buying a home it is going to have an impact on the amount of the loan that the lender will finance.

- SIGN UP FOR PROPERTY WATCH: I can program the MLS computer to send automatic e-mails to you daily of properties that fit your specifications, including estate properties, investment properties and REO (bank owned properties). In order to make an educated decision you need to know what is available and prices. I can also e-mail you the recent SOLDS for homes in your area of choice and price range. The best homes move quickly so you need to make sure you know the available inventory of homes at all times. We will go see the homes you select.k
- GET THE HOME INSPECTED: Once your offer is accepted and escrow is opened, the standard due diligence period is 17 days, during which a home inspection should be conducted. A licensed Home Inspector should find any problems with the home. A Request for Repairs is submitted to the Seller which is a matter of negotiation. Hopefully, the Seller will agree to perform your requested repairs or give you a Credit in escrow so you can perform the repairs after closing. However, if problems are found that the seller will not repair, you may cancel the escrow if within 17 days from acceptance,
- ESCROW & CLOSING: When a property is located meeting your specifications an offer is submitted; negotiation of terms handled (counter offers); escrow opened & the process described in detail, including the escrow instructions; application for your loan submitted to lender & appraisal ordered; home inspection ordered; sellers' disclosures & hazard reports received; Preliminary Title Report & Pest/Termite inspection reports received; homeowner insurance application submitted; final walk-through; signing of loan docments; loan funding & recordation.
