- We ensure that you are in compliance with property disclosures; ordinances and city codes.
- Color photograph, double-sided property brochures are prepared for your approval, printed and placed in dual flier boxes by the For Sale Sign with custom sign rider for drive-by Buyers.
- An Electronic Lockbox will be installed, with your approval, for easy access by cooperating agents resulting in more showings! The electronic lockbox, when opened, keeps an electronic record of all showings by cooperating MLS agents with a log showing name of Agent, name of Brokerage firm, phone number, date and time of entry. - JoAnn mails out 500 "Just Listed" color Brochure to prospective move-up buyers in the area.
- Reverse prospect searches are placed on both MLS's to match-up with an agent's search input for their Buyer
- Open Houses with Sign Rocker at entry of neighborhood is held on scheduled Sundays. Color property fliers are distributed prior to the Open House to nearby homes inviting them to attend.
- Prior to placing the property on the market, a Termite/Pest Inspection is ordered and a clearance obtained; Preliminary Title Report is ordered; estimates are obtained and necessary repairs/cleaning/painting,etc. are finished for maximum curb appeal. JoAnn does not charge to assist with estimates and Home Staging.
- All offers are presented to you immediately. A Pre-approval letter is obtained and JoAnn will follow-up with the lender to evaluate the strength of the offer. Currently, many Sub-prime lenders are experiencing problems which has resulted in stricter lending guidelines.
- Assist you with bids for any agreed upon repairs on Request for Repairs/ Home Inspection Report. JoAnn has an extensive list of reliable and reasonable handymen as well as licensed contractors.

- Opening Escrow and handling of paperwork for a successful closing.
